About Jeremy

Hands-on from first viewing to final certificate.

Before property, I spent years building and running e-commerce businesses — fast-paced, operations-heavy work that never really switched off. It taught me a great deal about systems, suppliers and customers, but it also made me realise I wanted something different.

I started investing in property to step away from that intensity and build long-term income and wealth in a way that lets me be properly present for my family — especially during my children’s early years. That’s still what drives me today.

Now based in Sevenoaks, I create high-quality homes across the South East, and I bring the same care to every project I’d want if it were my own money on the line:

  • I design the layouts — every room planned for light, space and privacy, with an en-suite for each tenant.
  • I manage the builds — on site, working directly with trusted trades to control quality, cost and programme.
  • I handle compliance personally — planning, HMO licensing, fire safety and building regulations.

The strategy

A simple, repeatable model.

I target towns where demand for good-quality rooms clearly outstrips the supply of HMOs — then create homes people genuinely want to live in.

01 — FIND

Right town

Towns of 15,000+ people where room demand outstrips HMO supply, with strong local employment and transport links.

02 — BUY

Below value

Properties with clear upside — often tired, mis-configured or overlooked — bought below their potential value.

03 — CONVERT

All en-suite HMO

Conversion from family home (C3) to small HMO (C4) under Permitted Development, where no Article 4 Direction applies.

04 — HOLD

Refinance & hold

Once complete and let, the property is revalued and refinanced onto a long-term mortgage and held in the portfolio.

Testimonials

What partners say.

I have recommended Jeremy and his business to my friends and business contacts. His Airbnb management model is brilliant – hands-off rent with full management included, and I know he’s on top of anything that goes wrong.

FAQ

Common questions.

How are loans secured?

Loans are ideally secured by a first legal charge over the project property, as on my previous projects. The security for each project is set out in its project pack and in the legal documents. Security reduces, but does not remove, the risk of losing money.

How are returns paid?

Interest is paid monthly. I calculate and administer the payments myself, so it’s hands-free for you. The interest rate, term and repayment arrangements for each project are set out in the loan agreement and are only shared with eligible investors.

What happens if the refinance is delayed?

Refinancing can take longer than planned — for example due to valuation, lender, title or build delays. Each loan agreement sets out what happens in that case, including any extension period and how interest is treated. Options can include refinancing with an alternative lender or selling the property. Repayment could still be delayed, and you could lose some or all of your money.

Who handles the legals?

Loan agreements and security documents are handled through solicitors. Jagtar Singh of Lansdowne Law acts for me. You’re strongly encouraged to take your own independent legal and financial advice before committing.

Is there a minimum investment?

The minimum is typically £50,000 per project, though this can vary. Details are confirmed in each project pack.

Who is eligible to invest?

Opportunities are only made available to individuals who qualify as certified high net worth or self-certified sophisticated investors under the Financial Services and Markets Act 2000 (Financial Promotion) Order 2005. If you’re not sure whether you qualify, select “Not sure” on the application form and we can talk it through — you’ll be asked to confirm your status in writing before receiving any project information. I don’t provide financial advice.
